Webster Court is a project made up of six apartments with a central stair court and individual walkway balconies access the front doors.

Broadland Housing approached ModPods to adapt our Type B bungalow with a view to stacking them to form apartments. All ModPod architypes due to their hot rolled robust steel subframe can be stacked up to 8 storeys.

Working in partnership with Broadland Housing architects Ingleton Wood the project was designed with a central stair core again designed in modular construction and individual balcony walkway access a side elevation from door to each apartment.

What should have been a 21-week project has been challenged due to Brexit protocols and the worldwide pandemic, affecting the availability of materials, product choice and labour, having to adhere to Covid restrictions, National lockdown, and isolating workforce. Nevertheless, that’s said the modules are almost complete and ready to leave the factory and travel the journey from Kenilworth to Norwich week commencing the 25 the of October.

Exceeding NDDS minimum space standards these six apartments are spacious and modern and reflect Broadland Housings ethos to provide quality affordable housing.

Project Management

ModPods are robust in their approach to project management. Ensuring that all aspects that are necessary to deliver quality homes, on time, and exceeding client expectations.

A project team was developed made up of key personnel that are responsible and accountable for managing any project. Taking on key tasks within the project delivery program and completing them in the required timeframe to meet deadline of delivery.

A ridged process of quality surveillance is undertaken with a documented quality process followed in line with BOPAS accreditation requirements that in turn offers assurance to the client that their homes are built to specification, complaint and to a precision quality standard.

With regular monthly meetings in place involving key attendees from all interested parties, monthly progress reports are provided that includes progress, commercial information, Health and Safety updates and quality inspection information. The detailed program of works is reviewed at each meeting to ensure progress is on track.

Working in collaboration Broadland Housings enabling works contractor Munnings Construction, whilst ModPods International are constructing the modular units in their offsite factory facility in Stoneleigh Park Kenilworth Munnings are carrying out the enabling works, Infrastructure foundations, drainage, and landscaping.
